This individual project focused on the intentional development of a new construction mixed-use building for my senior-year thesis. My project is called Hotel Cadence and Restaurant, a boutique hotel and restaurant.

The process began during the Fall 2025 semester with detailed site analysis, research on hospitality design and the surrounding Old Town Lansing area, development of the project concept, goals, and brand identity, as well as building code analysis and inspiration gathering. Early schematic exploration included adjacency matrices, bubble diagrams, space programming, and block diagrams. These studies informed the design development of the building, which includes a full construction document set and renderings highlighting primary areas of the space.

The site is located in Lansing, MI, just outside Old Town Lansing, an area characterized by historic Victorian-era architecture and recognized as an accredited Main Street America community. The intention with the design will be to honor the rich history of Old Town by incorporating timeless finishes and furniture. This vision aims to attract both community members and visitors, encouraging engagement with the charm of Old Town as the city continues development along this section of Grand River.

Logo & Project Goals

This space will be named ‘Hotel Cadence,’ which is a nod to Old Town’s jazz roots and their jazz festivals that they host. The word, ‘cadence,’ meaning a “rhythmic flow or sequence” lends itself not only to the jazz connotation, but also sets the tone for the mood of the space, which will be sophisticated and timeless.

Mega Concept

The design blends traditional and modern elements as a nod to Old Town’s history. It serves both visitors through the hotel and the local community through the restaurant, targeting a middle-class market while still feeling elevated.

Mood Board

The mood comes from warm, layered interiors, with the restaurant specifically drawing from a jazz bar influence. This connects to the name Hotel Cadence, which references Old Town’s jazz roots and sets the overall tone for the space.

Lower Level Furniture Plan

The lower level is dedicated to staff support due to the compact footprint. Staff will mainly access the east stair, and there is an adjacent dumbwaiter that supports bringing goods down to storage. This level also includes offices and a break room for staff efficiency.

Level 1 Furniture Plan

Level 1 is the main entry with both the restaurant and hotel lobby. Guests enter from the west into a shared entry that directs them into either space.

Guest spaces face west for views and orientation, while back-of-house is placed east for efficiency. A loading zone connects to the dumbwaiter, and circulation is centered, with egress on the west and north sides.

Level 1 Reflected Ceiling Plan

Across all levels, ceiling plans support the design through lighting that defines mood and highlights key elements, with soffits maintaining an organized ceiling design.

Levels 2 & 3 Furniture Plan

Levels 2 and 3 are identical guest room floors organized around a central corridor.

Each floor includes a mix of queen rooms, double twin rooms, a suite, and an ADA room. Housekeeping spaces are placed on both floors for efficient operation.

Level 4 Furniture Plan

Level 4 is dedicated to amenities. Guests arrive at an indoor lounge that connects directly to an outdoor lounge overlooking Grand River.

The outdoor space is fully covered for year-round use. This level also includes a fitness center, workspace, and theater room.
